Wagner Development finished our neighbors basement and we were so impressed with their work, we hired them to finish ours too. Ryan takes his time to get to know what our vision was for the project and made suggestions we either hadn’t thought of or am glad we did, now that the basement is finished. Whether it’s the built-in bookshelf he personally built or the final touch up details to the plastering on the wall, Ryan put in exceptional effort to ensure the best quality and customer satisfaction. We highly recommend him for any of your remodeling or house finishing projects.

Wagner Development worked with us on creating our downstairs master bedroom, master bathroom project. This evolved into work in the foyer and taking down the wall between the kitchen and dining room. This project entailed a little bit of everything...flooring, smoothing ceilings, moving thermostats and heating ducts, removing windows, installing a gas fireplace, exterior siding work, painting inside and out as well as plumbing and tiling. We even added a bathroom renovation last minute onto the project of which WD was gracious and accommodating. We had many many planning meetings leading up to the project which were beyond professional and detailed with Wagner Development. The amount of time and thought WD put into every detail of our project was immeasurable. On the front end, this project was perfectly planned. On the back end, it was perfectly executed. Wagner Developments timeline was reasonable and efficient. This was all communicated to us clearly and on a day by day basis! During the project we ran into some rot and unexpected repairs. Wagner Development went above and beyond to make everything right and took care of every hiccup we encountered. It was the best feeling knowing that WD cared about our home as much as we do. This was apparent with all of the protection WD installs before the project begins with dust protection and floor protection and padding. There is so much care and consideration for your home and space. WD and the subcontractor teams were extremely respectful of us as I was home with my 3 children and homeschooling because of COVID. Their professionalism was outstanding as well as their quality of work, the best. We are so thrilled with how this project worked from beginning to end and look forward to working with Wagner Development on the next one!

SUMMARY: a Haiku for RyanContractor with broom /sweeps, wipes, cleans, sees, listens, thinks. /Tomorrow is planned.DETAIL: Ryan has an endearing habit that keeps him in close touch with his projects and with his clients: he sweeps.Most days, Ryan is the last to leave (whether or not he was on-site that day). He picks up debris and he pushes a broom.This is valuable on its own - there are no loose nails for the home owner to find with his feet. See for example the picture from before the tile went in. Note also the plastic sheeting which was inserted into doorways, to greatly reduce any dust to the rest of the house.More importantly, as Ryan does cleanup, he is also paying attention to the details of the job. He is intimately aware of where subcontractors have left off; he is available to listen to the homeowner; he answers questions.If there are decisions to be made about the next days workflow, Ryan is there, on the spot, to discuss options with the homeowner.

Ryan and crew renovated our 2nd bathroom making it handicapped accessible. I was impressed with his management from the beginning of the project to the end. We worked with Ryan to finish our basement, and redo our mudroom and first floor half-bathroom and were extremely happy with our experience. From the beginning, Ryan consistently communicated and took extra time to walk us through all of the details. If you have a big project in mind, I would recommend Wagner Development. Ryan and team built an attached two-car garage plus breezeway on to my existing home; the project included a new and larger deck, landscaping and repaving of the drive. The quality of work on foundation, construction, and finish by Ryan and his chosen subcontractors is excellent. Ryan and Jeff worked with my wife and I to resolve all issues that arose quickly and to our satisfaction. We are very pleased with the result.

We had a great experience working with Wagner Development! We redid our kitchen and two bathrooms, and replaced some doors and trim. Ryan started with a precise plan and communicated what was happening throughout the project. He provided daily updates with photos, so we always knew what had changed. He was very detail-oriented, making sure all aspects were complete, and the overall aesthetic was good. If something didnt meet his high standards, he adjusted it, yet he still met the timeline he established at the beginning. Becky, the designer on our project, was great to work with too. She had ideas that we never would have considered for maximizing the space and matching the style we wanted. We were thrilled with the results and recommended them to several other people we know who also had good results.More recently, we decided to redo our living room, including updating the fireplace and adding built-in cabinets and a window seat. Ryan and Becky helped us again, and we were once again delighted with the results.

My wife and I worked with Wagner Development to finish our basement in 2017. We are absolutely thrilled with the result. Ryan met with us up front to customize the design. During this process, we appreciated the ideas that he brought to the discussion and that he was willing to professionally “push back” on some of our ideas that wouldn’t work. Next his team performed the renovation. We found them professional, personable, and clean. The quality of their work was top notch. Lastly and most of all, we appreciated Wagner’s responsiveness when we experienced an issue 18 months after the renovation. Ryan responded within 48 hours and had the issue fixed within 2 weeks. This kind of commitment to quality is what we enjoyed most about working with Wagner.

We worked with Wagner Development to add a bathroom to a home we purchased in 2021 that did not have a master bath. I had high hopes for the project, and Ryan and his team exceeded every single one. I have never worked with a more communicative, professional, and courteous team on anything. The transformation of an unused bedroom to a master bathroom and closet was incredible, but youd never know there was a major renovation project going on. All of the work fit into the home so seamlessly, and every day they finished by cleaning so thoroughly that youd hardly know they were here if it werent for the finished product. Highly, highly, highly recommended. Well be using Wagner Development again in the near future when we remodel our kitchen. I wouldnt even consider asking anyone else.

Ryan and his crew have done a number of projects for us over the years: finished our basement, moved our laundry room, expanded our mudroom, and installed a new pantry. The workmanship on all the projects has consistently stellar. Ryan is a professional and a delight to work with from start to finish. Ditto his crew. We very much enjoyed Ryans ego-free, open collaborative style. We did not have blueprints or a set idea of exactly how we wanted the basement or mudroom to turn out. Ryan worked with us throughout the projects to visualize what we wanted and to bring them to form in exquisite detail. They turned out better than we could have imagined -- we adore them. Ryan is organized, a good communicator, and stays on top of the projects. He is extremely detail oriented but keeps the bigger picture always in mind. The work site is cleaned up every night, which is rarely the case with other contractors. Ryans work is not necessarily the cheapest, but you get what you pay for.

Wagner Development rebuilt the deck at the back of our house. The previous version of the deck was poorly ventilated and the pressure treated boards had rotted. Ryan Wagner and Jeff Johnson did a great job figuring out the problem, designing a new deck, and building it in a time-efficient way. The product was beautiful and they completed the work in time for our daughters engagement party weekend. We would highly recommend them for future work!

I’ve been working with Wagner Development for years for projects as simple as replacing rotted exterior trim boards to renovating 3 bathrooms. From the very first project where rotted window trim hid severe underlying rot and turned into precision surgery removing siding to extract and replace significant portions of plywood, I knew Ryan would take the time to do every job right. The most recent project was a complete renovation and modernization of 3 dated bathrooms. Ryan and his team worked with us through the design phase to meet our every need – aesthetic and financial. That partnership continued through the project to ensure that the daily lives for our family of 5 was minimally disrupted being down 1-2 bathrooms for months. And we could not be happier with the finished projects.

My experience with Ryan Wagner and his workers from Wagner Development was very positive. They arrived early in the morning to start their work, and diligently worked until about sundown to take advantage of the daylight to complete the project in the winter months.My kitchen renovation was not a cookie-cutter addition. The house was built in 1898, and as a result, presented unique challenges to mesh the new addition with old construction. Prior to commencing the project, Ryan was honest, admitting upfront that this was the first time that they had faced something as unique and detailed as this. He then expressed how excited he was for the challenge and resulting experience. In the end, Wagner Development emerged victorious.The biggest challenge in any project (especially when dealing with an old house) is managing through the unexpected and the resulting change orders. I found Ryan to be an honest businessman in that he always sought to reach a mutually acceptable compromise. If something was not built per spec, Ryan responded in a professional manner to correct it.The quality of the framing was very good. The jobsite was always left in a livable condition. This was important to us in that we were using our kitchen up until the very last possible moment. The entire team was very cordial and courteous with all my family members.Ryans pricing was very fair. I could not have commenced this project based on some of the ridiculously expensive bids that I was receiving -- all because I live in what is perceived an affluent neighborhood. Ryan was very open about his costs, and even allowed me to participate in certain phases of the project in order to help me manage my costs and get within the limits of my budget.I would be happy to recommend Ryan (Wagner Development) to any of my friends interested in a home addition . . . even on a project as unique as mine. We just got awarded a Historic Home designation from our town, and proudly display our plaque on our front porch. I am confident that the experience Wagner Development earned on our project will prove valuable in growing their market in the Historic Home sector.

If you are looking for an impeccable experience with a general contractor Ryan and Wagner Development are the way to go. We did a major renovation involving our master bath, kitchen, dining room, and powder room.We could not have been happier as Ryan and his team easily exceeded our expectations. High scores on the following: Communication, responsiveness and follow through, aesthetics, craftsmanship, attention to detail...I could go on but I am sure you get the idea! Ok I will go on...he brings an excellent team of sub-contractors to the job as well. 100% of the teams he used took care and pride in the work they did. I closely inspected all their work and even in the hidden areas it was neat and tidy!I will also point out the excellent communication, both via email and verbally, but also with an app that he utilizes. We received daily updates of work completed, challenges, and even photos!Collaborations with other contractors we have worked with cant even measure up to the experience we had with Ryan and his team. Ryan was often the first one on site, and the last to leave in the evening, leaving the worksite clean and neat for the next day. We would not hesitate in the least to recommend him!

We recently completed a kitchen renovation with Ryan and his team at Wagner Development and they were amazing! From our initial meetings with Ryan who carefully explained how the whole process would work; to design with Becky who made sure everything had a place in our cabinetry with clever built-in storage. The entire project went smoothly and every question was answered promptly. I always felt like I was fully involved, fully aware of what to expect, and what was happening and when. Every evening, the construction area was meticulously cleaned so we didnt have to worry about our dog or kids. Ryan made the renovation so easy and handled everything while keeping our vision at the forefront. We are thrilled with the final product!

I have used Wagner Development for various projects over the last several years. These include the replacement of rotted trim, clapboards, windows, garage doors and rebuilding a bay window. Ryan and his crew did an incredible job, exhibiting a high level of craftsmanship across a wide range of projects while always being friendly and courteous. They took great care in leaving the job site clean and were very considerate about keeping disruptions to a minimum. The projects were always completed in the agreed upon time frame.Recently I have had the pleasure of working with Wagner Development for another project. This time it was to repair some fairly extensive damage caused by a delivery service backing into our garage that was recently renovated by Wagner Development. Ryan responded immediately to assess the damage and ensure there was no serious structural damage. As always, we were met with professionalism, clear communication and an amazing carpenter. Ryan completed the carpentry repairs and coordinated the work with the garage door company. They left the garage looking even better than it did before the accident. I cannot recommend Wagner Development enough!

We worked with Ryan to remodel two bathrooms and install hardwood flooring in our master bedroom. The process was smooth from start to finish. Ryan is excellent at planning and scheduling and was great at minimizing the disruption and impact of construction on daily living, which was an important factor since we were working from home during construction. For example, if it was going to be a “loud” day, he would always give me a head’s up in advance so I could plan to work elsewhere.He finished our job on time, within the budget, and was very flexible about adding in small jobs along the way, like adding ceiling fans in the bedrooms, or deciding to have an extra room painted.His work is top quality, he has a million great ideas, is a fantastic problem-solver and communicator, and it’s clear that he genuinely wants families to be happy with the outcome. We are thrilled with all of the work he did with us and will definitely hire him again in the future.
