We hired Stable Foundations to do some significant foundation repair on a house we bought this year (2024). The office people with whom we interacted as well as the work crew personnel were all great. We were impressed with their work, thought that their pricing was fair to us, and would hire them again if ever needed.

His professional and positive approach in discussing his findings and providing a solution was thorough, detailed and very educational. His knowledge of the industry is vast and a great asset to the company. Scheduling was done through Sam, who called and set up the date for the installation. Stephen and his team arrived on schedule and discussed the scope of work for the project. They were outstanding, professional and continually displayed a great work ethic. Stable Foundations was great and have exemplary integrity. Every person I interacted with from Stable Foundations was fantastic to work with, especially Doug who was the most honest contractor I’ve ever encountered. He came out to provide an estimate and was great about asking questions to understand our intent for the work. Based on our discussion he recommended we use a different company in the area that was a more generic contractor that could solve our issues and allow us to finish our basement down the line. So even though his recommendation didn’t lead to a job through their company he still went above and beyond to draw a blueprint for the scope of work and explain it to me clearly. Stable Foundations was a breath of fresh air after working with multiple other companies for this work. I highly recommend using this company, or at least involving them in your list of companies to provide you a quote!

Stable Foundations is by far, way above anyone else on there customer service. Everyone I dealt with was more than accommodating. They answered every single question I had with very exact answers, not trying to talk around the issue. They were very upfront with all of the work that needed to be done.Doug was so honest and upfront. Never once did he downgrade another company, but instead gladly explained why they prefer to use the materials that Stable Foundations use.Jesse, on the other hand.... This man is one of the best I have ever dealt with. He called me every morning before the job day stated when he arrived on site. He would explain everything that he planned on getting done today and then would call me when they were leaving to tell me what he had completed. Never have I had any other company give me that kind of an update before.Continuing with Jesse, on the last day they were here, I was actually able to be here. He did not just supervise his crew, he actually worked with them. He lead by example. The interactions he had with his crew were very professional and it seemed like his crew appreciated that.The work that was completed beat all expectations. When the job was done, Jesse took me under the crawlspace and showed me everything that was done. Again, answered every question that I had and took the time to make sure I was completely happy with the job.Overall, everyone that I dealt with made me feel as though I was the only customer that they had. It felt really good to have them working for me. I will say they are not the cheapest estimate that I had, but the quality of work, the professionalism, and the non-pushiness of Stable Foundations will go a long way in keeping me a loyal customer and 10,000% willing to recommend them to anyone that I come in contact with. From the initial inspection of the crawl space to the completion of the work, Stable Foundations provided excellent service and a quality work product. Zach came at the scheduled time and inspected our crawlspace to assess the moisture problem and came up with a workable and cost effective solution. His knowledge of the issues and solutions was helpful and appreciated. Although Im sure he gets asked the same questions many times, he patiently and knowledgeably answered all my concerns. Jesse and his crew arrived on time and performed the work on schedule. Its very obvious that Jesse focuses on providing the best customer service and he is an excellent representative of the company. He effectively communicated what they were going to do and delivered in every aspect. I never felt that I didnt know what was going on. On the final day he made a point to go into the crawl space with me to go over everything they did and to make sure I was comfortable with the operation of the dehumidifier they installed. He answered every question I had with patience and professionalism. Thank you to the folks at Stable Foundations for the excellent work we received.

Doug, the inspector and his associate Dean arrived on time for the appointment. After a careful inspection of our home for our structural concerns and thorough assessment Doug concluded that we thankfully did not have any foundational problems. They did point out to us that there were some cosmetic issues and they recommended some contractors that could fix them. They were very attentive to our concerns and explained to us every step of the inspection in great detail. The inspection was very educational for us. Besides, they were very polite and friendly professionals. I highly recommend them.

The entire team at Stable Foundations is fantastic. They show up when promised and then do the work as contracted. Their workers are courteous and the finished product is great. I had done business with them 27 years ago and they still operate professionally. In this house, they installed a couple of supplemental piers and an I Beam under our dining area and fixed some floor flexing. Our current home was built in 1952 and this was a great improvement.

When your home needs foundation repair, you want to pick the best foundation contractor for what is a significant investment in your home. I chose Stable Foundation and I am glad I did. From Vernon Schools who did the initial inspection to Jacob Brown who led his team to install the helical piers installation to Sam Thornhill who works in the office, Stable Foundation was excellent all around. They were professional, timely and fair. Jacob Brown took his time to explain to me what the work entailed and provided me with daily updates. They followed up after the work was done to ensure that I was satisfied. I heartily recommend Stable Foundations.

We had our basement waterproofed. The actual work they did was great, but twice they called to reschedule us with only one days notice. The work involved taking apart the concrete floor and they didnt put up any tarps and the entire basement is covered in dust. After talking to them about the dust, they did pay for a professional to come and clean the carpet and furniture.

I would definitely recommend Stable Foundation to anyone who wants an honest assessment of their foundation/basement/crawlspace. They didn’t try to sell me on a bunch of costly “repairs” but explained what was going on, gave me some advice on how I might be able to do a few things on my own, and what they might be able to help with. Ultimately there was nothing wrong structurally, so I basically got some free advice and peace of mind. Don’t spend a dime on your foundation until you call Stable Foundation first.

I believe it was Zach that came to my house to inspect my foundation in my garage where I had noticed several hairline stair step cracks along the wall after we cleared out the space from the previous owners of the house. He was very thorough and honest. He couldve very easily done what every other company I had come out to look at it did and told me that we needed all sorts of stuff repaired and lifted that would cost tens of thousands of dollars and try to pressure me in to signing contracts. Instead he taught me what to do to patch the cracks and what to look for in the future. The only reason I did not use this business was because I ended up not needing services at this time. A refreshingly honest company; I will definitely recommend Stable Foundations in the future.

We noticed several cracks in our walls and they seemed to come and go over time. We found out about shrink-swell soil. Never had to deal with this at other homes. We contacted several foundation repair companies to have them inspect the foundation and provide a recommendation. Stable Foundations (SF) was one of them. We selected them for several reasons. First, their analysis of the problem was more extensive and complete. The other guys gave a cursory look and gave us an estimate. Second, SF explained in detail what they were going to do, what was covered and what we should expect. The others just said it depends on what the house does when it moves. Isnt that the whole reason to get anchors put in. Third, we contacted a structural engineering firm to validate everything we were told by all three companies. Here SF was the most through and complete.The work was scheduled, the team showed up when expected, worked quickly and efficiently. Jacob was very patient with us and answered all our questions about what was being done, why and what to expect. It was a little nerve racking to actually see the foundation move when it was jacked up. The team did a great job.There were no oh by the way you have this problem and that will cost extra. Vernon oversaw the work and came out when we had some questions we wanted addressed. We discussed all of our concerns and never felt like we werent being taken seriously. You put a lot of money into your home, you want to protect it.If you have any concerns about your foundation or crawlspace, Stable Foundations is the company to call. We are extremely pleased with the work, the responsiveness and most importantly, the final result. The lifetime warranty is a huge plus for peace of mind.

If you are looking for someone who does what they say when they say and stands behind their work 100% give these guys a call. You will not regret it! We had work done over a year ago to support our floor system after a kitchen renovation to provide additional support for a very large island. We also fixed a couple of joists that showed some stress at the same time. Fast forward a year and we needed the joists that were showing stress looked at again. We called into the office and asked to speak to somebody about some concerns we had and were transferred to someone right away. There were no questions asked and we were scheduled for a tech to come out to take a look. The guys came out when scheduled kept us up to date on their arrival and took care of all of our concerns. Again we were more than satisfied with the work that was originally done but blown away on how we were taken care of a year later!Again give them a call if you want skilled and professional people that stand behind their work!

I used Stable Foundations to install a dehumidifier in my crawl space. They were friendly, professional, and on time. We were having humidity issues inside the home and they were helping to fix the problem. They inspected the entire crawl space and informed me on what would need to be done to solve the issue. I also reached out because I was having an unrelated HVAC issue. Zach and Doug couldn’t have been more helpful in helping me try to trouble shoot the issue. Everyone I have had the pleasure of meeting and speaking with at Stable Foundations, Barry, Jamie, Doug, and Zach have been incredibly helpful. I honestly could not think of a more helpful, reliable and friendly group of people. I wish all companies were as responsive, helpful and honest as they are. I would highly recommend them.

TRUSTWORTHY, HONEST BUSINESSI cant speak for any work from this business, but I just had an estimator come over (Zach) and he was incredible, clearly very smart and knew what he was talking about. Im writing this review because I just appreciated how honest he was. He didnt immediately come down and pick apart my basement and try to find any way to charge me (like this other guy did). He actually gave me several DIY examples to try out before his services were needed. I am SO sooo appreciative! He really put my mind at ease because another guy at a different company seriously freaked me out and gave me a estimate of 15k.Zach came in, took his time looking around made me realize that the other company was just trying to get as much business as possible. Zach also took his time explaining why some of it wasnt necessary.Thank you Zach!

From start to finish Stable Foundations exceeded our expectations. We cannot do all of the repairs at once so they were able to divide the work and costs to make it happen. The staff provided education on the concerns with our home and what is needed to repair them. The work was scheduled quickly which was lucky for us because our home is in bad shape. When doing the work they went above and beyond to repair above what was required. We did not get the names of all of the staff, but a huge Thank You to Doug, Jamie, Mr. Harkey, Jesse, the two gentlemen who worked with Jesse to do the repairs, and the other staff who supported to assess overall and to provide information on the wood repair. For an initial consult, was beyond impressed with the entire experience. The issues with my foundation were clearly explained and a plan of attack in the coming months decisioned on site. We had 5 different companies in the area quote us for both foundation repair as well as crawl space encapsulation options. We also had two different structural engineers give independent assessments of the work that would be needed. Of the 5 companies to give us quotes, Stable Foundations did the best job of recommending what was actually needed and not overselling us and they aligned most closely to the recommendations of the structural engineers.We opted to focus just on the crawl space encapsulation and reinsulation for now. Once they arrived to do the work they were fast and did great work. They were easy to talk to and educated me on their process so that I knew exactly what they were doing and why. They did a few minor repairs on some drain pipes from the HVAC unit that they discovered while they were under the house which I really appreciated and were willing to make minor modifications to accommodate an addition that was planned but not yet started. Im very pleased.

SFs first worked for me in 2015 when my brick chimney separated from the outside wall of my house. The did a great job, and today their work is still holding and in perfect condition. Summer of 2022 SFs did water proofing inside my crawlspace, which had been a problem for years. Again, their work was professional and thorough. I again felt like my personal repair was their only job. Coincidentally, they were also the lowest price of 3 contractors. Doug Harkey is the best and friendliest professional Ive ever used. Our chimney had pulled away from the house, cracking the foundation. Stable Foundations installed 2 helical piers to stabilize the chimney and was even able to move it back much closer to the house. They installed 3 helical piers to stabilize the cracked foundation. They showed up on time, did all the work promised and were even able to replace some drainage tiles we had around that end of the house that were in the way of where they needed to put the piers. If anyone else has this problem, call these guys!

Stable installed crawl space encapsulation system. Their work is excellent, verified by Chesterfield County building inspectors. Stable obtained permits before starting the work...that’s the only way to know that what needs to be done is done the right way. None of the other companies that I talked to even offered to obtain permits.The process started with their estimator Vern Schools.Vern immediately puts you at ease with his pleasant personality and professionalism.The installers were great...answered all of my concerns.The process end with the principal Matt coming by for a final inspection and explaination of systems installed and warranties.I did a month’s work of research ,getting estimates and meeting with others...learned a lot.You can save yourself a lot of time and stress by calling Stable.

Wow! Just WOW! Stable Foundations completed our crawl space encapsulation (2,000 sq ft) this afternoon. They exceeded our expectations. Everything from the first call to Sam in their office, to the site inspection with Doug, then a visit with Jamie the electrician (retired fire fighter - how can you go wrong!?), Stephen the meticulous carpenter, to the site manager Jesse. They were all courteous and professional to the max. To all of the workers that came to our home over the course of 4 days, thank you. I had what looked like a scary situation that, in the hands of less knowledgable or less honest masonry companies, could have cost me a ton o money.A side porch slants downward, which I thought might have been by design to direct water away from the main house, but: It had cracked inside tiles, crooked foundation bricks near a corner, and crushed wood at that corner.One co. that frequently advertises had told me they couldnt be sure there was a foundation problem, but they were willing to explore and charge up to an estimated $20,000 to jack up the porch and make repairs if needed. I could have a new porch built ground-up for that!A gentleman came all the way out from Stable Foundation the same afternoon I called (Im near St. Marys), told me my foundation was absolutely fine, and that I just needed to replace some rotted wood and seal up to stop water seepage. And he wouldnt accept a penny of payment.I replaced wood at the corner and in a small section of one of three support columns, and had the window near that column re-grouted. A year later, and all looks terrific.Thank you, Stable Foundation, for saving me needless anxiety and funds!!

We have a 2-story house with a 24 foot brick chimney. 4 years ago the ground around the chimney started to dry out. The outside of the chimney started to settle and the top of the chimney rocked away from the house about 2-3 inches. It would rock back toward the house during wet periods, but a gap remained. After some research, I found out that the problem could be corrected with helical piers. We got estimates from 2 foundation repair places, but went with Stable Foundations because of lifetime warranty, long time in business, and no charge if drill piers down below 20 feet. On 9/9/16, Vernon and his team from Stable Foundations came to our home, drilled 2 piers down about 35 feet to solid ground, jacked our chimney back against the house, and braced the chimney foundation on top of the piers. After I caulked both sides of the chimney, it looks like the chimney has never been away from the house. Wish I had called Kavie at Stable Foundations 4 years ago. I would definitely recommend Stable Foundations.

As a buyer of a Brandermill property, I was leery of any foundational issues (shrink swell soil and all). Both my Realtor and my home inspector said, We need Kavie out here. This was at 4 PM+ on a Friday. I submitted an inspection request on the Stable Foundations Web site.By 8:15 AM Monday morning, Kavie Thrift was calling me. We spoke for ~1 minute, and Kavie said hed take a look at the property in the next few days. By 10:00 AM the same day, Kavie called me back -- after having inspected the house -- with nothing but good news. We bought a house in brandermill two and a half years ago, we just didn’t think to have the foundation inspected, and this solid brick very tall chimney started to pull away from my house, it looked so scary, I was afraid it was going to come crashing down on either my neighbors or my house, I had two insurance appraisers come out, they sent two engineers out, and their conclusions was it was structural so they wouldn’t pay anything towards it, I had two chimney guys come out, the estimates were $17,000 and $22,000 , I’m a nurse and had to go on disability due to health problems, so I went from $50,000 a year to $784 a month, my hubby was looking in taking a loan out of his 401, like we need anymore debt, I even started a go fund me, the day I posted it a friend suggested Stable Foundation, thank God she did, they came out and said they had fixed my chimney 13 years ago, the warranty was only for 10 years, but they still fixed it today at NO charge, what a honest company, they didn’t have to tell me it had been fixed before, I would have never known, thanks to Stable Foundation, I feel like I won the lottery for $17,000
