We engaged Carolan Contractors to replace old bricks with Belgium blocks along our driveway and are very pleased with their mason. He was reliable, meticulous, ensured we were happy with the work, and cleaned up the job site. It looks great and we will be using them again, to install a new triple-pane window in the front of our house. We highly recommend them.

I have used Carolan Contractors repeatedly. They rebuilt steps, rebuilt sidewalks including installing an underground drain system, installed a sliding door, a window and an entry door. I return to them for work because they are the ultimate professional company. I know I can depend on them to return a call, develop a plan, write a contract and then follow through using skilled people and quality products. I highly recommend Carolan Contractors.

Ten years after Carolan Contractors put a new roof on my house a small leak developed in one spot. I called Ed Carolan and explained the problem. He personally came to my home to inspect the roof and within days a crew came to fix the problem free of charge. I am impressed by the professionalism and courtesy of Mr. Carolan. He is a reliable and responsive contractor and I strongly recommend him to anyone doing home improvements.

We used Carolan Contractors about 10 years ago to remove and replace the siding and windows in our home in West Caldwell. The rennovation made our home look fantastic and brand new. The new windows gave us much better insulation and our utility bills went down. About 3 years ago Carolan replaced our existing roof and removed the previous installations. This past fall we used Carolan contractors to replace all of our windows at our beach home and 3 new doors. Again, our home looks amazing and we are so happy with the outcome. We are planning on them installing a new roof and any work associated with it. The quality of the materials, windows and workmanship is exceptional. They take care of any issues you may have after and are an absolute pleasure to work with. I highly recommend them.

I chose Carolan Contractors to do the residing of my home and detached garage in July 2023.They were flexible with pricing and how the job would be done to keep it economical while still looking great. I chose a mix of vinyl shingles and straight siding and am very happy with the results.The crew showed up to start when they said they would start. They put in a full day every day and cleaned up all debris and trash at the end of each day. The work was done quickly and to a high standard. It looks like a new house now.Ed Carolan, the owner, came by each day to check on progress, see if I had any questions or concerns, and to let me know about any issues or delays that might occur. The project was finished within the time frame they specified and there were no delays or surprises or cost over runs. As an example of their attention to detail, as the guys finished framing each window, they cleaned the outside of the window too! Saved me another chore.I can recommend this firm strongly for anyone interested in home improvement projects. They do good quality work and are a pleasure to deal with. I have had a number of bad experiences with contractors in this area over the years and am always wary of who I hire as a result. I knew they have been in business in the West Essex area for many years, so I had some confidence that people were happy with their work.You cant go wrong with Carolan Contractors in my opinion.

We used Carolan to replace our roof a few years ago (a friend had previously recommended). Ed was very reachable and responsive when some materials were delivered/dropped off by a supplier in our off-street parking area earlier than needed for the job. He had the materials quickly removed until the day the job was actually being done. We needed the job completed before a scheduled time away, and it was. They were very professional (from detailed contract to workers doing the job). They removed all debris and our roof looked 200% better! Would definitely use them again…

All went well and the quality was very good. There were no overcharges and I am happy we chose Ed Carolan to perform this complex job.

Ed was certain to make sure that every detail was done correctly.Ed took every one of my phone calls right away and answered every question I had ( which were many!) We moved about 2 years ago. We loved our new home on the inside. Unfortunately, the exterior had potentially unsafe stucco on the front, which needed to be removed. Carolan contractors renovated the front facade of our house, installed cedar impressions siding and changed our front door and storm door.Ed, Ed Junior and their team were wonderful from start to finish. They answered all of our questions, and paid excellent attention to all of the details. Ed came to our home every morning when the work was being done. Ed Jr. lent his exceptional design expertise. The communication, work and materials were all excellent. The project came out just as I hoped and dreamed. They were even able to build a custom cedar lattice to place in front of our house as I requested, so that I can grow climbing roses. The house exterior now looks like the charming Cape that it was meant to be. My daughter said that our house looks like home. I could really feel that Carolan contractors really cared about our home. I have already recommended them to my neighbors.

I prefer to give business to the local business before I have to venture out. I was looking for a general contractor for a while and decided on Carolan contractors. So far, I have hired them for two full day jobs and I am very happy with their work. They are very courteous, knowledgeable, and worked well as a team. We own an old house and couldn’t have a cookie cutter approach, so Carolan team was excellent in not leaving us behind with the half done job and were able to think quickly on how to address the oddities of the imperfect walls, windows, etc. We will hire them again in a heartbeat!
