    Four Twelve was SO accommodating and all around wonderful to work with. We had damage to our house after a storm, and after contacting SEVERAL contractors, Four Twelve was 1000% the way to go. The blue house with the red door in the photos is my house (before the storm), and the green with the black door is my house after Four Twelve got done with everything! My husband and I LOVE our house, and recommend Four Twelve to anyone who needs anything done to their house, big or small.For reference, we got new roof, siding, shutters, gutters/downspout, chimney, fascia, some electrical work done, and painting.

    Four Twelve Roofing has earned a customer for life in me.When we bought our house last month, we were told the roof was brand new. Turns out, just the flat part was new and the slate shingles were ancient. Our homeowners insurance threatened to cancel on us if we didnt get the shingles replaced quickly.The folks at Four Twelve Roofing took into account our short timeline, and worked with us to schedule the project as soon as possible. They also provided the lowest estimate out of all the roofers we spoke to, and were willing to do some research to bring that estimate even lower to help ensure it was less of a financial burden on us. They also offered financing if we needed it.When the roofers actually came and started the project, they were efficient while still ensuring quality. At one point I happened to see them noting a small defect in one of the materials they brought and they made sure to cut it off and use only what was in good condition. Additionally, at the end of each day they were working on the project, they made sure to clean up after themselves with great care - they even swept the dust off of my neighbors porches!The project was completed right on time (our insurance is no longer being cancelled hooray) and the final cost was pretty much spot-on with the estimate theyd provided previously. I will definitely be calling Four Twelve for any future roofing needs!

    Absolutely incredible work from Four Twelve Roofing. Communication was awesome, from initial quote from Paul, to the scheduling with Jerry, and on-site work with Will. Had a Duradeck walk-out roof that was leaking into the top floor, and a busted roof hatch that was out of warranty, and Four Twelve was able to replace the hatch and roof so quickly before the rain we recently received.

    Update:The executive team has really impressed me with their care towards my review. They have reached out numerous times to rectify the situation. As I have said in the past, to me customer service was never their issue.But they came out and repainted my ceiling in my bathroom and replaced my fan to help with condensation issues after the roof placement. Since then I have had no issues. I can finally breathe and have the peace of mind to know that my roof is fixed.Because of how invested the team is to having a successful completion of a project, I now feel comfortable recommending their company.Original Review:I want to like four twelve roofing so badly. But after two years my roof is still leaking! I have a brand new roof, new railings installed and it still leaks!After paying over $12000 for a new roof, I should have zero problems in the first 2-3 or even 5 years. I don’t understand.I only gave them two stars because of their customer service. The project manager, JP, that I have worked with…great guy. Timely, professional.It’s like I can’t even repair the ceiling because I know it will leak again. It’s hard to find good reliable work nowadays but I don’t think I would recommend them.

    I am so thrilled with my new roof, gutters, and skylights from Four Twelve. I needed a new roof because my roof was old and starting to leak. Four Twelve was recommended by a friend so I called them up and had a great visit with an estimator who explained the issues and gave me a lot of options on how to address them. They gave me estimates with and without skylights and gutters and I didn’t feel I was being pressured in either direction. The price was competitive with other estimates and I was very pleased with Four Twelve’s professional and responsive service. The crew was incredibly professional, efficient, and friendly. They completely cleaned up after the job too. I couldn’t be happier with my new roof and skylights and highly recommend Four Twelve.

    My roof was leaking so I received multiple quotes from different companies. I decided to go with 412 for multiple of reasons. JP not only provided me with multiple options to fix my roof and remove an old skylight, he took the time to explain in depth and made me feel very comfortable with deciding to completely redo my old roof. The team came in February for two days and I was so excited to see multiple women working onsite (woman power :)) in a male dominant industry. My roof was difficult because it is slanted and has a rooftop deck over top of it. The team had a difficult task ahead of them and they executed beautifully without damaging my rooftop deck at all. Thank you so much! I will definitely recommend you all to neighbors.

    Four Twelve has done several roof jobs for us this past year: a complicated residential apartment building in Roland Park with many dormers, valleys, flat sections and new gutters. They did a fabulous job! The did a job in Oakenshawe where we replaced a decaying slate roof with architectural shingles. Again, we had dormers, flat sections to deal with. Most recently, they replaced a pitched shingle roof on a 9,000 sq.ft. warehouse in South Baltimore. They did a fabulous job on the tear-off, replacing sheathing, as-needed, and installing the new shingles. They started on-time, stayed on the job to completion, and with minimal interruption to the operations of our tenant. Price, value, responsiveness, attention to detail, and efficiency in starting, and finishing, jobs, are all what we experienced with Four-Twelve. They have quickly become one of our preferred vendors.

    We needed a couple windows replaced, and already had a few other places in mind with estimates in hand, but after speaking with and getting an estimate with four twelve roofing we knew we didn’t need to look any further.     Talked to several contractors for a complete flat roof and deck replacement and FourTwelve was by far the most responsive. They werent the cheapest but not near the most costly, were very upfront and explained recommended plans, options, and didnt try to sell unnecessary items. They were very communicative on schedule and project changes. The crews were professional, timely, and kept their work space cleaned up.Since the work was complete we have had many serious storms and significant hurricane-type downpours and there are zero signs of water ingress (which wed know almost immediately due to the 3 previous years of patches and chasing leaks!).They were a pleasure to work with and the quality looks great. I highly recommend and will be using them again for a second deck addition.

    My experience with Four Twelve was great. From the moment the estimator came to my home, to the day the roof was replaced they were responsive and professional. After the roof replacement the team did not remove the old satellite dish. I called and within the same day, a 2 man team arrived and removed the dish. And provided pictures to show it was done. In life, things are not perfect but Four Twelve comes very close with their professional services and prompt responses. Glad I used them.

    Had one of the Four Twelve guys named Dan come out and check out a small leak I was having. He was very professional and even more knowledgeable. He informed me that he has been working on roofs for 25+ years and he now performs initial inspections, rather than doing the actual roof work. The team that came out to perform the repair was also great. Highly recommend.

    I used Four Twelve to conduct a roof inspection when I was buying my home and they were able to schedule it quickly and provide me 3 reasonable quotes for different levels of repair options. After I closed on the house, I used them again to update the roof and I was pleasantly surprised with how quickly the team worked! They showed up early and they were done within a few hours. They also shared photos with me of the whole process too, which I appreciated. I definitely recommend them and will not hesitate to use them again in the future!

    I called Four Twelve Roofing after I found out I had major damage to my roof that needed a complete roof including new boarding underneath the roof lining. I was working with a prior company that could not do the job. I called Four Twelve and they were able to immediately get out and inspect the issue and had the whole roof redone within 2 weeks. I am so happy with the results and timeline they were able to complete the job. I will definitely be recommending to anyone in the Baltimore area!

    Was very pleased with Four Twelve Roofing. They were professional and courteous. They replaced my entire roof in one day. Not only did they do a thorough job but they cleaned up at the end of the day. And the project manager visited later that week to inspect their work. This was six months ago. The roof has since held up perfectly through snow, rain, and ice.

    They fit me in the schedule early. The Team was on time and answered all my questions. They cleaned up after themselves. They even had to prep the area and move my personal belongings, which they did without hesitation. Plus, they helped me out by taking my old cable dish as well as other items I had to dispose of.     This is clearly a customer-centered company that does the highest quality work. Shawn Whalen was my project manager and Khayla the scheduler and they were both awesome and responsive. They tore off several layers of old roof, fixed some sheathing, and put on a 15-year roof with reflective qualities. They took pictures of every stage so i could see exactly what was wrong before putting on the new roof and what they did. One thing that bugged me was the front gutter was bent from the ladders but the responded to my complaint immediately and replaced it. These guys did such a great job even the neighbor across the street came over to tell me about their quality work. I recommend on the highest terms. See photos of finished roof attached.

    Especially for a young company I was incredibly impressed. They were on time every day, safe, respectful, clean, and most importantly they did a great job. The estimator Mike was my point of contact for the project and they were very flexible with change orders. Mike always responded quickly to answer any questions I had (not gonna lie, Im a pretty picky customer and I like information). They also came back out a few days later and removed an out of service antenna that I forgot to mention in the initial contract (they absolutely didnt have to do that and I wasnt expecting it). Bonus points, I loved hearing the crew singing while working.

After a large storm I called into the office and within a week the estimator, Paul, came to my house and assessed what he believed was the problem and causing the leak inside my home. Paul helped my wife and I feel at ease about the issue and it was something 412 could take care of. A couple of weeks later a crew was at our house and repaired the problem and no leak since! I will definitely use them in the future.

    I contracted with Four Twelve Roofing to install a standing seam metal roof. It was not a simple job as the house had multiple roofs with different slopes, valleys, and ridges.From the very first time I contacted them about the project, they were willing to help and extremely easy to work with. They provided me with a fair price to install the roof and did a great job. All of their employees were helpful and courteous throughout the project.There were a few issues to resolve with the manufacturer of the roofing materials and Four Twelve helped me work them out and provided me with the information I needed to do so.I highly recommend using Four Twelve Roofing if you are considering installing a standing seam metal roof. In comparison to other roofers I have worked with, they have been by far the best.

    After those heavy storms we had a month or so ago we noticed we had a small leak in one room of our home. After calling around to a few different roofing companies in the Harford county area we stumbled upon 412 Roofing and man did they not disappoint! 412 sent Nick out to our home within a few days of our call to address the issue. Throughout the entire process he was very transparent about what all would go into our roof repair and how that translated into our quote. The best part of the entire experience is Nick did not try to upsell us at any point. 412 came out a week or two later to patch our roof any we have been dry ever since!     Really great experience working with Four Twelve Roofing. Initially had a consultation because there was a prominent water mark on my ceiling that had been growing in size since purchasing my home. Paul came to do a consultation, confirmed that this was due to water coming in from the roof and outlined possible options/next steps. Our roof ended up needing a full replacement but the actual work on the roof took only 2 days including the repair of an existing sky light and addition of a new sky light. Workers were prompt and did a great job and Paul as well as the office staff were easy to reach and communicated effectively. Would definitely recommend their services.

But everyone was extremely kind, they broke down all the pricing for me (significantly cheaper than our first quote from the other guys) and were even able to squeeze our job in a day early! Hopefully won’t need any more roof work done, but will definitely come back when it’s time for other projects!

There was damage to some of my siding, and it was obvious at a glance. Thankfully, I was able to catch them before leaving and had them fix it. Additionally, someone left a coat on my balcony roof, which I retrieved and handed to a worker while they were making the siding repair. That made it obvious to me they didnt take a good look after project completion. However, If you are an attentive homeowner, I recommend them for value, swiftness, punctuality, and politeness. Just make sure to review the work. The roof looks great and the quote process was trustworthy. Would give 4.5 stars if possible. Thank you.

    We had a leak coming into our second floor bedroom. We initially had a contractor who quickly said he could identify the problem on the roof, left, and sent us a quote for things we had never discussed as a problem - and weeks later. A coworker recommended Four Twelve. It was so easy to request a quote, and Michael came out twice to assess our roof and siding, consulted with his project manager, took his time to carefully assess everything on the exterior, and identified the problem to be a gap in the siding above our neighbor’s roof. We got a quote and scheduled quickly. John and Juan came today and talked us through everything they were going to do, what they discovered, and how they fixed it. Apparently the previous owner had done some shoddy patching with small nails and cardboard… we are so relieved for Four Twelve and their second opinion. If you’re putting off that problem, reach out STAT. Straightforward and fairly priced.

    Four Twelve came out and inspected my roof and, with their assistance, I decided that Roof replacement was necessary. During the Sales process they were extremely helpful, communicative, and attentive.Additionally, the work on my roof went very quickly and the roof appears to be of good quality.However, once it moved onto the project stage I felt that the communication with me lagged considerably. There were a few times throughout the project that I thought I might have missed an e-mail or a call but no communication attempt was made by Four Twelve.Moreover, I was disappointed with the final walk-thru. Based on their What To Expect checklist (item #6) I got the impression that once the project was finished Four Twelve would send out a project manager to independently review that the work was completed correctly.However, in reality this amounted to one member of the crew taking pictures right after they wrapped up the roof installation and e-mailing the pictures back to Four Twelve. I dont think this was a big deal in the long-run (the work appears to be good quality) but I certainly would feel more confident in the work if a project manager had in fact come out to walk the site. Moreover, if this is in fact the way that Four Twelve intended the final walk-thru to be completed (certainly possible) then they need to clarify who will perform it and when it will be completed.Finally, I didnt receive receive the pictures or final invoice until I called to request them a week after the work was completed. Neither issue was a big deal but part of the reason that I went with Four Twelve was because I thought that they would handle everything. Trying to fit in time to call and e-mail them during the workday was something that I was specifically trying to avoid.Ultimately, I would use Four Twelve Roofing again due to the quality of their work but I would spend more time confirming the communication expectations surrounding the work itself.

    After finding a leak in a bedroom, we called Four Twelve Roofing for an assessment. They were prompt and gave a very detailed report of the issue and where the leak was coming from the day of the assessment. We chose to get a new roof installation vs a repair and the service was done well and quickly. We had received a second consultation from another company who was late to the first appointment and then took more than a week to send us any follow up. After Four Twelve finished the job, they sent someone else out to give it once last inspection, accompanied by another detailed report with pictures of the new roof. We’ve had several storms since the installation and haven’t had any issues. Their price was also reasonable and less than the second consultation we received. I would highly recommend them!

    Ive used Four Twelve twice - once for some patching, and most recently for a full tear off roof replacement. Everyone I worked with from start to finish was professional, helpful, and courteous. My estimator (Paul) was incredibly helpful providing resources to help me figure out financing and always answered questions quickly. My project had to be pushed back several times (due to a period of rain and snow), and Khayla always contacted me right away to keep me updated. The crew that came to do the roof was always on time and really friendly. The work itself looks great, but the crew also took the time to really clean up - going so far as to shovel snow off my deck that had collected debris. I would recommend Four Twelve to anyone.

    In late 2019, we purchased a row house with a flat roof. We’d never owned a home with a flat roof, and it was a flipped property, so we knew issues were bound to come up.In mid-2022, stains started to occur on the ceiling of the top floor and we knew that there must be a problem with the roof.We got four estimates; all took pictures for us.1. The first company never sent us their bid2. The second company wanted to patch and fix any bubbles or seams. We were concerned that this “quick fix” would only last for a few years3. The third company was the most expensive, but we did not feel it was the correct company for us.4. The fourth company was Four Twelve Roofing. Their proposal was comprehensive and laid out a four-level estimate: a) bronze, b) silver, c) gold, and d) platinum. They laid out and explained what materials and labor would cost with each level, getting progressively more expensive.We chose Four Twelve and decided to go with the platinum plan as we deemed the additional cost was worth it, as it came with a 20-year labor warranty and 50-years for the materials (Garco Silicone roof sealant).Four Twelve gave us a start date and time, told us how long the job and clean up would take. They gave us a small samples of the materials, took multiple pictures throughout the job, from material removal to the finished new roof, with silicone roof sealant.I was extremely satisfied with the quality of work Four Twelve provided. They followed their contract and timetable to a tee. I was pleased that their supervisor and workers had the knowledge and skill set to do our roof correctly. Their communication skills throughout were top notch. The roof looks fabulous!I would recommend Four Twelve Roofing to anyone needing a repair or replacement for their roof.

    Options were laid out for resealing roof with no pressure, and they answered all our questions about cost, materials, install, maintenance, etc for the options.     Been having leak and moisture issues for years at our Baltimore City rowhome. First we fixed the brick siding, then we had a roof guy come out multiple times to patch things up. Eventually we started getting other companies to come out and take a look, and they all said our roof needed to be replaced. We felt the most satisfied with Four Twelve’s estimate and the services they would provide (they use higher quality materials that other roofers don’t), and it was nice to be able to support a local company in the city. They gave us an initial date that was right around the corner and completely doable, but were then even able to move us up a week, so they were out here in no time getting to work. They got the job done in a few days, were respectful, cleaned up all materials, and kept me up to date on their progress throughout the job. I’m very satisfied with our new roof AND our new skylight. The work is warrantied for some years, but even after that, We’ll definitely be giving Four Twelve Roofing a call for any roofing issues we have.

I had contacted mutliple roofing companies. 412 was the company that seemed most knowledgeable and gave me clear explanation of what was going on and how they could fix it. They also were honest when I asked if they could fix the window damage, explaining that they probably would be more expensive then getting someone else to do it and they recommend waiting before repairing the window to ensure the leaking actually stopped.They showed up on time, and completed the project quickly. Making the deposit payment and setting up the date for the work was extremely easy. The start day, the crew, led by Wilson, were very friendly, efficient and worked very hard to get the roof completed. Wilson answered all of my questions as did Brian the project Manager. JP stopped by to make sure all was going well. There were no hidden charges or was I charged for any extra material. At the end of the second day, Wilson had his crew clean out not just the gutters where the work was being done but all of my gutters.     I found Four Twelve Roofing on a Facebook advertisement. They were my second company giving me an estimate. Since I was familiar with roof installation pricing as I had another property with a roof replacement, Four Twelve Roofing gave me a price I couldnt refuse.It was threatening to rain the day the job was scheduled to start and I did not get a call letting me know they decided to postpone until the following day. I had to call to get this update. Yet, the roofer arrived very early the next day and began to fervently but meticulously do the work. The team worked amazingly hard and fast. The roof replacement was completed the same day. My home is 21 years old and they didnt need to replace any of the underlayment so it was a straight forward job with no issues.The project manager was very good. He came out and immediately moved some potted plants out of the way of danger. I appreciated that as they were my wifes plants. Lol!After the job was completed, I expected someone one from the roofing crew to tell me so we could walk around the house for an inspection but they got into their vehicles and departed. I found a few areas of concern and I also had tip money that they missed out on. I called the project manager and he got my concerns taken care of as the roofing crew came back out and corrected them. I wish I knew Spanish as I felt the crew was fussing me out for complaining but Im not 100% sure they were. It was just a feeling. All in all, Im satisfied with the job and would highly recommend Four Twelve Roofing to you.

    Working with Four Twelve Roofing was a positive experience from start to finish. The initial consult was done in person by one of the companys co-founders. They dont have the newest technology in roofing products.     My roof had a big problem. The joists were broken and the roof was leaking. Four twelve came to the rescue. I called them as soon as I noticed a problem and they came out the following morning.     Baltimore city -- three story row-house at front, two stories in rear, covered porch. My roof was generally in good shape but an acrylic coating applied 8 years prior needed to be refreshed. Also, I had problems w/ the cornice and water running off the front (rather than the back) of the house. Solar array sitting on party walls made access to all areas a challenge.Existing roofing on cornice replaced (and sloped back correctly) and Gaco silicone applied to all surfaces (including front porch).Four Twelve was great at problem solving and addressing multiple issues. Special touch included putting granules in a small area to create a non-slip surface for a ladder (when needed to access solar array). The final decks look great and water rolls to the back as intended.Will use again when needed. A highly recommend

    This roofing company was so good I was stunned. First of all their estimate was very fair ---- not the lowest but half what another reputable roofer quoted.     It was difficult to find a company willing to work with an abestos roof after calling around but we appreciate four twelve for coming out and explaining the process/disposal procedures. The roof was done quickly, on time, and very professionally and the result is beautiful. Only minor grievance is we ended up having to pick up asbestos tiles from our own yard after the job and even tiles from our neighbor (townhouse) yard. After getting multiple estimates the price was a little high but it made sense because of the abestos and also their response was by far the most professional, thorough, detailed and communicative. I am pleased with the overall result and love seeing my new green roof from the street.

    After having several less than ideal experiences with other roofers and contractors, I decided to bite the bullet and pay the big bucks for the best... and this is exactly what I got. It started off with Mac Falby, their sales guy, quoting me on many different combinations of options. Usually I have a difficult time piecing together the best options for me because contractors do not provide all the information for each and every option. This was not the case with Mac. In the end, I had 8 layers of roof ripped off and we started over with new rubber roofs, insulation, gutters and a new sky light. They also touched up poor workmanship on some of my other smaller roofs that the aforementioned other roofers and contractors had done prior. To say everything went without a hitch would be a slight deviation from the truth... but these guys were super responsive to every little problem. Mac was my point person throughout and he dealt with my OCD nitpicking with grace, professionalism and an absurd level of communication for which I am incredibly grateful. He came back several times to do a walk through with me, ensuring that even the smallest bit of flashing was held to the roof with rivets, that even the tiniest hole was sealed up with caulking, and that any excess rubber was trimmed back to prevent water accumulation. Spending a little extra for this level of quality and professionalism, to me, is without a doubt, well worth the investment... after all, there is perhaps nothing more important on a house than the roof. And to the company, I hope you know what an extraordinary asset you have in Mac! As a customer service person myself, I recognize when someone goes above and beyond, and has the skill to deal with even the toughest customers! Bravo!To add to this review... after the porch roof was supposed to be complete, there was a leak. Four Twelve did come to repair it but the ceiling of my porch bust open and needed to be repaired. They sent someone to sand and paint the ceiling. However, it’s been a few weeks and the ceiling slats have cracked open. Depending on how well they attend to this (now that I have paid them in full), will determine if I maintain this 5 star review.They did come back and repaired the ceiling promptly. So a 5 star review it is. I will keep an eye on where the crack was and hopefully the repair holds. Nonetheless, despite my having paid in full, they did follow through, so again, very much appreciate their business ethic!

    After a very hard rain storm we discovered a leak in our roof. We called Four Twelve Roofing that same day, in less than 24 hours Sam called us back.
