    I’m very grateful to have found Lux Foundations. My husband and I needed some grading done, buried downspouts installed, and holes in our foundation fixed. Through the process, Lux took my concerns seriously. The crew showed up when they were scheduled and were done with the project earlier than expected. I went out to ask questions of the (3) man crew and not once did they make me feel like I was a nuisance. They answered my questions and took the time to explain things to me. What topped it off is the project manager came out to our home to check on the crew. He called me (2) days after the crew finished to see if I had any questions/concerns and told us to call if we have any issues or concerns. I love that I can call the company after the project is completed & paid for and feel that they would take care of my husband and I’s home if something wasn’t done right, etc (they would do us right). If that ever changes, I’ll update my review here! Thank you Lux!

    Amazing service! Karen Donaghy was literally THE reason we were able to sell our house. If it was not for her being so on it and going above and beyond to get our foundation repaired in a serious time crunch we would not have been able to get the repairs done in time that were needed on the contract to sell our home and would have lost our buyers and in turn not been able to get into our new house. It was a whole situation and Karen completely saved the day multiple days in a row. I am so happy that someone who cares so much works at Lux foundation repair because when I say it all came down to Karen - she is the reason it all worked out. Seriously, seriously thankful!!! Thank you Karen and Lux foundation solutions for coming through when no other foundation company that we got a hold of could. Highly recommend!

    While finishing our basement I found two cracks in our foundation. One crack was leaking water. After recieving multiply estimates Lux stoodout among the rest. Lux was able to come out and give a free estimate within a day of the intial call. Alex and his team were prompt, professional, and did a fantastic job repairing both cracks. The price was very reasonable compared to the competition. Considering they had to cut into basement slab they did a great job of containing the concrete dust and left the jobsite better than they found it. I would recommend Lux Foundation Solutions and will call on them again if the need should arise.

    We recently had a sump pump installed by LUX Foundation Solutions. The entire process was seamless. Karen of LUX is a true professional and guides you through the process. Our install team of Tomas, Noe & Miguel were professional, polite and efficient. Our job was small and was completed in one day. If you have foundation issues this is THE place to call. Highly recommended.

    I would recommend LUX Foundations for any structural needs. We got multiple quotes when we discovered structural damage and they had the best quotes by far. They did not try to play any games or tell us things that we didnt need. They explained what was going on, the process to fix it and everything went right as planned. Karen was the absolute best to work with and walk us through the whole process with scheduling, payments and answering any/all questions we had. She was very personable and kind. The guys who came to fix our house were very experienced and left the areas clean. They were respectful to us and our home for the day they were there. They also offer long warranties on their work/products. They are definitely the best choice!

    Honesty! This is the company for you if you are looking for an honest assessment of what your home needs. Russ came to my home and examined all the areas of concern my husband and I had. He told me that the areas were normal age related things that almost any home would have and that nothing besides sealing of the cracks needed to be done. He was very knowledgeable and straightforward with his examination and explanation. I highly recommend Lux to anyone who has concerns about their home’s foundation.

    Lux came to look at a floor joist in my house. The rep was very knowledgeable, professional and honest. He said that from his perspective the floor joists were fine and if I really wanted to be sure I could hammer in a sister joist for more support. He even explained how to do it.     Lux Foundation Solutions is a reputable contractor to work on your problem crawl space and foundation issue. They are honest, resposive and provide good value and workmanship. They fixed our wet crawl spaces ( 3 areas) in 2017. Solved our wet/ flooded crawl spaces by providing proper drainage, encapsulation/barrier and sump pumps. Then in 2024 we had a perplexing issue with a sump pump and crock. Lux responded, inspected and corrected issue in a timely manner. We are grateful that they backed up their product and workmanship.     Russ from Lux came to inspect what I thought was a drainage issue. He took one look at my furnace room and diagnosed the problem as a broken condensation pump. Other companies quoted me upwards of $10,000 to fix this problem but with Russs help itll be less than $1,000. I appreciate the honesty and straightforwardness.

    We obtained proposals from three businesses to deal with the humidity in our cellar. Lux provided a detailed proposal and answered all our questions. We liked their proposal the best and selected them to do the work. Our team, Louie and Paul, did a great job and kept us informed about what was happening.Its been a week and our dehumidifier has not had to run at all based on the humidity readings we are seeing. Overall we are very pleased!

    From start to finish, LUX has been excellent to work with. They were responsive when they came for the assessment. Matt was thorough and thoughtful. When I had a ton of questions about the process, he was very helpful in answering the questions so I could understand why their process was different than other quotes, including a great warranty. When we decided to book, the first available was almost six weeks out (it’s been a really rainy spring so I imagine they are busy!). However, I told them to let me know if there were cancellations and they did. I think we bumped it up 2 times before they ended up coming out today, 3 weeks earlier than they originally scheduled. I’m glad we went with them because the crack in our foundation was a lot larger than we had thought and I’m confident that another company wouldn’t have fixed it as well as Lux. Adam and his team were very nice, professional, and efficient. They cleaned up everything, even some dirt on the driveway that accidentally fell out of their truck. You couldn’t even tell they were here! Bonus, they were very patient and nice with my curious kids who wanted to tell them a lot of jokes. 😊 So very glad we booked LUX and they definitely will be our first call if anything else is needed.

    My experience with Lux Foundation Solutions was positive from start to finish. The estimator, Keagan K., was on time for the appointment and courteous and knowledgeable. He answered all my questions, provided a detailed estimate and didnt try and up-sell his product like another firm did. The foundation repair crew of foreman Ryan and crew member Sterling were professional, polite and experienced. They cleaned up their work every night when they finished for the day. The work was performed as described, on time and on budget. My house is level and the squeaks are gone. A job well done!

When they found that the settlement issues with the foundation were not structural - they refused to accept payment for their inspection and report.     Lux Foundation just installed a vapor barrier in my crawl space. It was a relatively small job as far as foundation work goes, but you would have thought it was a major repair and improvement project with the attention to detail the Lux crew gave it. They also went out of their way to ask questions before completing some tasks to get my input when style and personal preference were relevant. I could not be more impressed with the quality of work and quality of employees. Hope I never have to have foundation work done again, but if I do, I’ll call Lux.

    Dependable! Trustworthy! Sincere! Precise! There are honestly not enough positive words to describe how thankful we are for LUX Foundation Solutions! They literally saved us thousands (and thousands) of dollars!We were in the middle of our home inspection when we discovered a crack throughout the foundation of our potential new home. Knowing we had very limited time to get a foundation expert to examine the severity of the crack, our home inspector suggested we find someone NOW… 4:00PM on a Friday afternoon in the rain. (UGH!)We had heard positive reviews from a few colleagues about LUX and before I could mention them, our home inspector said … “not to worry, I know the absolute best place - LUX Foundation Solutions!” We were absolutely not disappointed!I called and spoke to Tony. He was at the house within an hour!Tony was very thorough, both with his assessment of the crack and when explaining everything to us. He was upfront with his first impressions of the damage and the cost to repair. We found his honesty refreshing. Never once did we feel like our inexperience with foundation work was an easy way for LUX to take advantage of us. We received a detailed estimate early the next day, followed by a phone call to be sure we didn’t have any questions. Tony continued to answer my questions, as I thought of them, throughout the entire day.Understandably, the sellers wanted a second opinion and consulted with both a competing foundation company and a structural engineer – both agreed with LUX’s estimate and plan to fix the problem. We were comforted by this and it confirmed what we already knew – LUX is without a doubt a reliable and honest company.However, what sets LUX apart from their competitors are the PEOPLE! Tony could have scheduled an estimate for the following week. He could have taken his measurements and quickly left.     I had some water in basement last week of April after a heavy rain that included drywall damage and water on the slab in a closet. I called LUX Foundation and had someone out in 2 days for a quote. With my basement below the grade, we came to the conclusion that a sump pump could prevent water damage like this in the future. Estimator that came out was not pushy at all and seemed to have my best interest and my wallets best interest in mind.Crew just finished up their work yesterday and the experience was great. Chris (Project Manager) communicated expectations with me leading up to the work. Foreman (Thomas) was great about communicating what the goals were for each day, the progress throughout the day, and even any deviation or unexpected finding no matter how small. He let me know when theyd be showing up each day. When I would ask when they were leaving, he told me when they got enough work done to be able to leave. These guys are hard workers who care about their customers and their business. I am so glad I went with these guys and would not hesitate to call them back again!

    I generally dont write reviews but when I have a good experience I think that I should share it with everyone. LUX foundation repair is everything that they claim to be and much, much more! Our garage foundation had a severe crack in one of the walls. The crack was about 1/2 inch wide and stretched across the entire wall. The wall was also leaning inwards by about an inch and a half. Alex came out right away, assessed the damage and offered us multiple solutions. Other companies who came out only gave one option which was usually far beyond what a reasonable homeowner could afford. We were surprised when Alex came back with the quote! We decided to go with LUX and have been extremely happy ever since. The work was completed quickly and without any hassle. LUX took care of all of the permits and clean up!ThanksJonathan

    I felt compelled to write a review for this company even though I technically didnt receive any services from them other than an estimate because of their honesty. My husband and I are under contract on a house that had some water stains in the basement. Our inspector recommended we get it checked out and recommended this company because he said they do not attempt to upsell you. After our experience, I couldnt agree more. The technician who came out was Matt Fink and I seriously cant say enough good things about him. He arrived on time, was SUPER knowledgeable, gave me very easy/cheap solutions my husband and I could do ourselves to address the problems plus things to monitor/watch for to make sure the issues dont get worse. He gave me estimates in case we wanted to do more extreme measures but said himself Id love to take your money, but I would try these things first. Wow. Talk about honesty. Even though we wont be using them today, these guys have just gained customers for life and well be telling all our friends about them!

    We recently hired LUX Foundation Solutions to stabilize the foundation of our garage, which was sinking.Before we decided on LUX, we talked to representatives from 2 companies; both companies suggested the same plan of action to fix the problem. The representative from LUX was forthright about what could realistically be done in terms of lifting the garage and gave us some time to think about his proposal. The other company’s representative assured us that his company could do much more, but he refused to put that into the contract (“They won’t let me,” he said). The other company was also asking for six or seven thousand dollars more, so our choice was clear.The workmen from LUX arrived on time, and they didn’t bother us at all (no requests to use the bathroom or anything along those lines). We heard the jackhammering, of course, but other than that, the job was quiet. The foreman was always polite and ready to answer questions, and the crew always cleaned up at the end of the day (it was a 5-day job).We’re quite pleased with LUX’s work, and we definitely recommend the company.

    My foundation was falling apart due to faulty construction and the age of the house. Alex was quick to set up a walk through and provide several options to work within my budget to make it as cost effective as possible. Alex was on-site throughout the rehab and was quick to return calls or answer any questions I had.The crew was professional, friendly and provided daily updates on the progress. They went above and beyond what a typical company would do in restoring the area damaged from demolition by replacing grass seed, mulching, power washing and general clean up. I would highly recommend them.

    Keagan was the individual I worked with the most and Lou was the manager on the job. Their customer service is excellent and the product they provided was incredible. Our basement was leaking on all sides before they came in. The vapor barrier and french drain they installed did exactly what we needed, it is dry as a bone. They also replaced a supporting wall for us with an LVL beam and we could not be happier. We liked them so much we asked them back to do a smaller self leveling job, again, the product was excellent. I will continue going back to Lux for future jobs. They are an excellent company, I recommend you use them as well, you wont be disappointed.

    It is without reservation that I recommend LUX Foundation Solutions to homeowners experiencing problems with water intrusion in their basement. They installed a drainage system in my basement which corrected the problem. They were always on time, were professional on the job, and cleaned up at the end of each day.

    We had a decent sized crack in our basement and were prepared to have it filled before selling the house -- Lux sent out a representative (Tony) to inspect the crack, look for others, etc. In addition to giving us a quote for the repairs, he also wrote up a report on the crack and advised to only get the crack filled if a home inspector had a problem with it, since it did not appear to be structural or leaking water. Always happy when a business is straight forward and doesnt try to take as much of your money as they can!

    I recently purchased a home with some cracks in the block foundation. The previous owners had monitored the cracks and they hadnt moved in years, but our home inspector suggested we have a professional take a look at it. Keegan came out and reviewed the cracks in our wall. He was on time, extremely professional, and provided an analysis after walking the property. Luckily we dont need any major work, but he suggested keeping an eye on it and keeping him in the loop if there is any movement. All in all it was a 5 star experience, very knowledgeable but simple to understand.

    Matt did a wonderful job coming out to check the foundation on our home! We had another company want to charge us $15,000 in work and Matt explained to us that our foundation did not need any work. All of our beams were perfectly level. He recommended putting some backfill against one side of our house and gutter extenders as water was draining toward that side of our house instead of away from it. This will probably cost us less than $100 to do ourselves. He even took some photos and offered to come visit next year to make sure nothing shifts or changes and that routing the water away from the house solves any future problems. No charge to come take a look and no charge next year for him to come out and make sure it still looks good. It is so difficult to find honest companies who don’t try to sell you on things you don’t need and I was very impressed with Matt. Professional, honest, and if we ever need anything done with our foundation or any of my friends or family need help I will be recommending they contact Matt with LUX!!!!!!

    I just had some foundation settling from all the rain. I had LUX come out and give a great estimate. When the work started, I was completely happy with the outcome. The guys (Casey and Corry) did a superb and speedy job. I would recommend 100%.Part 2 - I needed to get some downspouts put in to prevent the same problem I had with foundation settling. I was so happy that the guys recommended these pop up endings to the runs away from the gutters. I am very rocky at my place and this made for much less yard/soil disruption. We called Lux to take a look at a concern that had come up during a home inspection and Matt gave an honest assessment that resulted in no repairs necessary and everything was found to be sound and safe.     Phenomenal. I had a leaning lally column under an i-beam that held up my duplex. Some time ago, somebody cut it with a torch for some reason and the lally only had half a flange and two bolts attaching it to the i-beam.Adam and Nick showed up and very quickly took out the lally and poured a brand new footer for me. The old footer was four bricks stacked. They did it in about half a day and came back the next day to install the new lally column once the concrete could set up overnight. Great clean work, with a smooth finish on the concrete.They were very efficient, cleaned up after themselves, had all the tools to do it right. As for price (which Adam and Nick dont control) its always gonna more than you expect for something youll hopefully never see. However, I dont regret it or feel sore about it at all. Id do it all again, no hesitations. They got a permit and an inspection so everything is kosher, and not a dude with a jackhammer and some concrete.They came all the way up to Arlington/NOVA

    Alex and his team did an incredible job on our 100 year old farm house. We had sagging floors on two levels with a lot of bounce. Alex assessed the situation and proposed new piers, bracing, and steel beams at strategic places in the cellar and crawl space. The guys showed up first thing in the morning on the scheduled day and everyday until it was done. They always left everything clean and tidy at the end of each day and we’re very polite and courteous. The results were dramatic: not only did the bottom floor become level and solid but the bouncy second floor tightened up and doors that had been sticking now open and close easily. Before they did the work the whole house would shake when a a door was slammed now it’s tight and solid. Can’t thank them enough.

    Basement/Foundation secured around the whole house, with a sump pump installed and a new wall put up, plus new grass laid down.     We had a terrific experience with Lux! Matt Fink, the Foundation Specialist, was very professional before, during, and after our appointment. He phoned 1 hour ahead of our 10am appointment to confirm, he arrived timely, and was very polite. He wore a mask and properly practiced social distance which we appreciated. He performed a thorough examination of our exterior foundation taking particular note to the areas the real estate home inspector had noted. He offered sound advice and clearly answered all our questions.     LUX installed an interior footing drain and reinforced a buckling wall in our basement. They were very customer-oriented, responsive and proactive, and the work looks great.Ill give an example of their commendable service attitude. Because the furnace, water pressure booster and oil tank were all virtually up against the wall and couldnt be easily moved, the original plan called for detours around them with open trench drains, rather than footing drain under the floor. This would mean water could still come in under the walls in these areas but would be contained within the trench drain. I thought this seemed reasonable, but I wasnt excited about having three areas where water could still get in or the unsightly sections of trench drain in the floor. When the work actually started, I mentioned my concerns to the crew chief, and they made a special effort to jackhammer the floor behind the furnace and the water pressure booster so they could install the footing drain under the floor instead. The space was really tight and it clearly required more time and hassle to make this happen. I was impressed by their commitment to providing the best outcome for the customer.Weve had a couple of significant rains since the work was finished and the basement has stayed nice and dry. I would definitely recommend LUX to anyone needing foundation repairs done!

    From the first initial call for an estimate to the completion of the job, everyone I spoke with and met from this company was amazing. I hired them to come in and dig and install drains in my crawlspace along with a sump pump and dehumidifier. They had the job done in two days. I work from home and they were digging right under my office. I had no disruptions during my work day while they were here. And best of all, when it rained, I was able to see all of the water that was once pooling under my house, drain out. I would highly recommend them!!!
