    We were in the process of purchasing a “For Sale By Owner” and needed a third party inspector to satisfy a contingency in the offer. Being from out of town and not working with a local Realtor, I turned to the Internet for inspectors in the Iron Mountain, MI area. Ben’s website was the first to show up and the most thorough. It contained answers to all the questions I had and I was able to obtain a quote and schedule the inspection within minutes. I immediately received confirmation by text and email and also a reminder the day before. The sellers were home to allow him access to the property. They reported that he was timely, professional, and just an all around good guy. We received his 40 page report the same day. The next morning he welcomed our phone call to discuss the report in more detail. We could not be happier with the job he did. I am thankful we hired him to conduct the inspection on our new home. We will recommend him in the future...every chance we get.

    I hired Ben to inspect a 2nd home in Escanaba, hundreds of miles from my primary home. Ben did a great job bridging the distance - very responsive, responded quickly to emails and texts, was honest, knowledgeable, friendly, and fair. He provided a reasonably detailed written report with lots of good photos exactly 52 hrs after the inspection. If I could offer Ben one major area for improvement, it would be to please include compass points (E, W, NW, SE, etc.) on photos of exteriors, attics, and basements in his report. This will help buyers pinpoint the exact location of the issue he is pointing out, something that would really help a buyer who is unfamiliar with the house. The big question with a service professional like Ben is: Would I hire him again? The answer is yes. Thank you, Ben.

He actually got up on the roof to inspect it rather than looking at it from the ground only. Communication is a big deal and Ben excelled at this. When the results of our water test came in, he called to explain the results and then also sent an email explaining the results. The report that was generated from the inspection was clean and informative and we had it in our hands a few hours after the inspection, which is quite impressive considering the amount of pictures and information provided. I didnt want the slightest possibility of any conflicts of interest.I wanted a professional to inspect the home and give me a detailed, reliable and absolutely thorough inspection so I could eliminate surprises with my purchase. I needed to be confident buying the home without seeing it in person. Bens report was comprehensive, professional and in an easy to read format. It was filled with pictures, details, explanations and recommendations for solutions. I would use his company again and recommend it to friends and family. UPCIS really came through for me.
