Like so many, we dreamed of living in Estes Park. We had been vacationing here since 1995 and the more we visited, the more it felt like home. As a result, we decided to make Estes Park our retirement home.After purchasing a lot, our real estate agent recommended 3 builders for us to meet with. All 3 were wonderful, but after meeting with Jeff Moreau of Dallman Construction, we knew he was the builder we wanted to build our dream home. We could sense his honesty and integrity, his commitment to quality and craftsmanship, and greatly appreciated his up-front, direct approach.After working with Jeff and his Architect, we settled on a plan that met our specific needs and lifestyle. The construction of our home took place during the COVID 19 outbreak and Jeff did everything in his power to deal with increased costs and supply chain issues and was able to keep the process moving. While the process took a little longer than expected, Jeff did a great job of completing our home in a reasonable time frame.Jeff built a house for us that feels like home. We would highly recommend Dallman Construction. Jeff Moreau has recently constructed a new home for us in Estes Park, and we couldn’t be happier! He met with us on our lot several times in the beginning, discussed with us the building options that we had, and has since helped us through every step in making our dream home become a reality. His professionalism, knowledge of the area, and relationships with quality architects and subcontractors made the building process something we truly enjoyed. Selecting items for our home was surprisingly easy. Jeff uses suppliers who provide quality products at reasonable prices, and stand behind their work. He has gone above and beyond to keep us informed while building from afar. Once we moved in, we realized what a wonderfully built and beautiful home we have. Although we have had no issues, Jeff continues to stay in touch in case we do. He truly takes pride in and stands behind his work. We had a remodeling project in mind for our home in Estes Park, and Jeff did an amazing job of turning the idea into reality. There were lots of details we hadn’t considered, and with Jeff’s many years of experience in the construction business we were able to work through them one by one and come up with a realistic plan. He put together a team of carpenters, dry wall specialists, painters, and flooring experts who completed the project smoothly, on time, and with great attention to detail. Every one of them were highly skilled professionals and genuinely nice people to work with. We are very happy with the results and would highly recommend Dallman Construction Company in Estes Park! -

We had a great building experience with Jeff Moreau/Dallman Construction. Our architect gave us his name and we were impressed at our first meeting. We lived 1100 miles away and were worried at building from a distance. Jeff assured us that he would send pictures to keep us updated. We spent our summers in Estes so we got to watch a lot of the building process. We got to meet all of Jeffs subcontractors and suppliers. They all did terrific and professional jobs.Jeff had several suggestions on ways to save money. It was appreciated.His experience on building mountain homes was valuable to us. Jeff showed us several homes hed built. It helped us see the quality of the work and gave us ideas for our home. He also recommended proucts that worked best for our dry climate and altitude.We had no problems or issues. Jeff made our building our dream home great experience. Jeff Moreau displays a higher degree of professionalism, transparency, and customer focus than is the case with most homebuilders.Jeff recently completed a new custom home for us in Estes Park. Jeff is very organized in his approach to building, which means he completes the work on schedule (in our case 10 months). He is obviously concerned with his reputation and long term success which means he is fair and open with his pricing. Jeff only uses proven subs and he has a great reputation with the many material suppliers with whom we spoke during the design process.Jeff understands that he is working for you, and is very accomodating to your ideas and wishes for your home. As an architect, I was very concerned about the quality of construction. Any concern about Dallman quality was allayed after visiting Dallman homes that were recently completed or under construction.I highly recommend Jeff Moreau and Dallman Construction if you are planning to build in the Estes Park area. -

Jeff Moreau of Dallman Construction built us a 1470 square foot home on twelve acres of wilderness. In addition to building our home, he also oversaw the installation of a well and septic system. You could not find a finer builder anywhere to build your dream home! Jeff is professional, thorough, detail-oriented, extremely experienced and knowledgeable, efficient and absolutely reliable. Not only did he build us a beautiful, top quality home, he made it a delightful, fun experience for us. He hired the best sub-contractors and he set high expectations for them. They all love working for Jeff. They did top-quality work and cleaned up the site at the end of every day. The man who delivered our appliances was in awe. He told us he had “never seen such a clean, neat construction site.” Jeff gave us a lot of excellent ideas and suggestions when we were in the planning stages. He was very honest about what would work well and what would not. He is a creative problem-solver. Jeff has outstanding people skills and was a joy to work with! He is kind, respectful, thoughtful and funny! He stands behind his work. Once the house was done, he encouraged us to call him with any problems or concerns. The very few times we have done this, he has responded immediately and taken care of the problem. He is a man of great integrity! We recommend him highly! -

Hands down the finest builder in the Estes Valley. Jeff Moreau of Dallman Construction built our first property in Estes Park almost 11 years ago. When it came time to build our custom dream home almost 6 years ago, we again turned to Jeff. He has always reminded me to change the batteries in my smoke alarms and once again I didnt do it. I called him and he arrived batteries in hand and replaced them himself. You want a home builder that never says never! I honestly cant give him a high enough rating! If you are wanting a flawless experience building your dream home, Jeff Moreau is the best choice you will make. -

He began with a careful assessment of our property, educating us about the possibilities. He listened to our dreams and turned them into a reality beyond our expectations.We built our home from afar. His detailed communication with us was superb, flawless. He made the magical transition from vague sketches to complete blueprints fun and inspiring. He thought of every detail and helped us with all decisions, from floor plan to wood stain.The quality of construction is of the highest standard. We made an early appointment to meet with Jeff at his office, only to get a call asking if he could move the appointment to 1pm. The reason he explained, was a blacktop driveway was being put that morning at one of his job sites, and “they only pour blacktop if I am there”. That made us realize his commitment to his homeowner because if it were my home I would want him there also.At the meeting Jeff laid out how he oversees the construction, and answered all our questions to our complete satisfaction without hesitation. He talked about his subs and the reasons he uses them. He also gave us the names and contacts of those who he considers to be the best sources to procure the flooring, cabinets, appliances etc. “Those are the people who know and can help you decide”, he explained. Jeff tells it like it is. He said that up front, and never did say anything that wasn’t totally honest. It wouldn’t be a good relationship if you ended up needing to question every detail, even though he would be happy to provide an answer. Near the end of the meeting he said he was never over budget, and had never missed a completion date. His subs know well in advance their schedule and the job must be completed to his satisfaction, and Jeff holds them to it. Jeff told us that when he gave us a completion date we could have the moving truck there.Jeff uses fixed pricing when he gives you the cost to build your home. He does that so he can build you the house you want with the amenities that you want. That is a lot better than having a contractor come back asking for more money because you have picked out a higher grade of material than what he had allowed for in his bid. Then you have to decide on whether to spend more money or settle for something other than what you wanted. Wouldn’t you want to know EXACTLY what you are getting? An example is the brand of maintenance free decking called TREX. TREX decking comes in 3 different grades and each grade looks a little different, and of course the costs are a little different. We picked out the grade and color we wanted and never had to worry down the road that this would come back as an upgraded cost. If you do decide to change something Jeff will put in a change order so everyone is on the same page and agrees to the change. That is why Jeff is never over budget.My wife and I went to look at some of the custom homes built by Jeff, and had a chance to talk to the homeowners. Every single one of them told us we would be in good hands, and the building process was pretty easy. In every home the quality was evident everywhere, from the trim carpenter’s mitre joints and finishing, to the way the tile was installed, etc. It was no wonder they were happy. We started thinking to ourselves, “Could we have a place like this?”Since we did not live in the area, Jeff kept us updated on the progress and called us one day to talk about the patio. He said they were getting ready to dig as the blueprint specified, but if they did we would probably end up loosing the small tree AND the rock outcropping that we loved. He gave us some great advice on how to fix the situation and we ended up taking that same amount of concrete and extending the patio in another direction. The fact is, he was there on the job site watching. He knew it was a big item on our list, and called us to sort it out.There is a reason that Jeff is the premier builder in Estes. Jeff is very knowledgeable, and will build the quality into your home. Have Jeff take you to some of the custom homes he’s built, and talk to the homeowners. As my wife has said “ Not many people have a chance to build a home for the way they will use it”. Jeff built us the exact place we wanted. There isn’t anything that we wish we would have done different. And as far as our blacktop driveway goes, YES Jeff was here that day also.If it were Susie and I? We contracted with Dallman to help us design a home on a very difficult building site and found that Jeff was completely engaged with this process and gave us very valuable direction on design ideas. Once the construction started, we were offsite by approx. 800 miles and always had very good communication during this process and had a high level of trust for advice and direction given by Jeff. We now know that his subcontractors have a tremendous respect for Dallman and with this respect comes an exceptional product. Even the most minor issues (which were very few) were taken care of immediately -even coming over to rescue our cat from behind the washing machine! We love our home and would never leave it for something else, but if we did ever build again, no one except Dallman would have a chance to build for us. -

We would contract Dallman Construction to build either a townhouse or custom home should we be in the market in the future. Below is our experience with our townhouse.Dallman Construction was the selected construction contractor and partner of B&L Development for Mountain River Townhomes in Estes Park. The townhouse development consists of 26 independent townhomes, landscaping, streets, utilities, etc. It was clear from the beginning that all of the infrastructure and design requirements had been carefully thought through and discussed and agreed with the Estes Park planners.The model served as the basis for design for the townhomes. We liked the modern design of the townhome with its great mountain views, convenient layout and great location. We met with the owner of Dallman Construction, Jeff Moreau and initiated discussions on a sales contract for our townhome. We discussed the construction process, HOA structure and agreements and payment scheme. We also agreed about a dozen change orders prior to signing the contract.After signing the construction contract, we felt the change order process was fair and straight forward. Changes were priced based on quotations from Dallmans preferred suppliers. He shared their quote for making the change with us. We independently priced some of those change orders based on the Denver suppliers and found that his suppliers were for the most part very competitive. Where they werent competitive, we discussed what options were available and agreed a path forward. A credit was given for the cost of the design basis in the townhouse then a 5% fee was added. We thought this approach was very straightforward and fair.Jeff issued a decision timeline that provided guidance on when any changes from the model would need to be agreed in order to not interrupt the construction process. This turned out to be very helpful to us so that we concentrated on the design changes that were important at the appropriate time. In our case we changed several items including adding a larger concrete patio, making one of the bathrooms larger, different countertops and appliances, adding and changing cabinets and finishes, lighting enhancements, paint changes, flooring and several others. In all cases, we felt the change order process was straightforward and fair.Jeff told us, normally he needed 6 months to complete a townhouse, but due to the backlog he needed 7 months. That was ok with us.Construction started as planned and proceeded according to Jeffs plan. Each of the many subcontractors did quality work. Since Dallman had used these subcontractors and had vetted them through many projects, we hoped we would get a quality townhome. There were no disappointments.We met with Jeff every month during construction and discussed progress, changes and quality of the work. During the meetings, Jeff was open, honest and fair. He offered his insights to the construction process, changes and educated us on the history of the development and why things were as they are. He told us about some changes he had made since building the model to make it easier to construct or more efficient for the homeowner. We appreciated this open and honest approach.We closed on the Townhome as planned and moved in immediately. We could see from the beginning that Dallman expected a quality product from his subcontractors and we were not disappointed. All trim work and finishing detail was done to an exceptional standard.Weve now had the Townhome for a few months. We witnessed first hand the quality of the design and quality of the work. We had a very short punchlist after closing which Jeff was quick to respond too. Weve had very few issues with the Townhome and any issues we found (which werent many), Jeff has told us specifically what he was doing to address it. -

From the start, Jeff was so friendly and easy to talk to. His experience and knowledge helped us to make the many decisions that were necessary. We always knew that if we had questions he was readily available with expert choices and answers. Every little detail on the build was important to us and therefore to him. We could not be happier; the home Jeff built for us up on Little Valley is incredible. It is hard to describe our story of how we became the owners of what we call “The Bears Den” and how Jeff and all the people he has relationships with made it all possible.We bought the land in 2008, we had a vision of the house we wanted on it when we made the purchase and couldn’t wait to get it started. We met Jeff in February of 2009 after we had already had plans draw up from an architect.The first drawings were too big, price was more then we wanted to pay. During this process, we had determined we wanted Jeff as the builder by meeting with some of his clients and seeing some of the others properties he had built. We asked him to work with the architect to get us the house, size and price we wanted.Three years later, after many starts and stops due to our indecision and a time out to build another house in Houston, we believed we were ready; Jeff and his people help us through all the pain and indecision. They met with us multiple times to either pick or re-pick items and materials as we became more knowledgeable with what we wanted. Jeff started to help us with little task around the property while we were away from EP. He did more then anybody should have expected from their builder.One year later, right on schedule plus 3 weeks, due to a Thousand Year Storm, which did some minor damaged and made the availability of the property almost impossible, we finished and moved in. It was amazing during the period of road closure and neighborhood evacuated, Jeff was able to get a crew up to our property and get the house finished.Two years later, all the trips we make up there only makes us happier for everything we received by meeting one guy in a pickup truck that always met us on our land and kept assuring us he would build us the house we wanted.Please feel free to have Jeff connect you with us if you would like to see the end result or get a better feeling about how the process worked.
